While we are currently unable to post what permits have been issued or applied for, we can answer those questions by phone or email.

BUILDING PERMITS:
A building permit is required before any work begins for all remodeling projects, additions, and for any new construction that is 10-ft x 10-ft or larger. The scope of the project will determine the way fees for the permit are charged. When work has already begun before a permit is issued, all permit and inspection fees are doubled. We do this instead of citing the person to court for violating our rules.

BUILDING INSPECTIONS:
We have mandatory inspections for framing, wiring, HVAC, plumbing, and footings/slabs. Inspections are $50 each. For a new house, this equates to 4 mandatory inspections, footing, rough-in, final electrical and final walk through inspection. For accessory buildings, it depends on the project how many inspections you will need. Any questions related to specifications of the building codes or permitting should be directed to the Planning staff at 706-638-4048.

INFORMATION NEEDED WHEN APPLYING FOR A BUILDING PERMIT

  • Property Owner’s Name, Mailing Address and Phone Number
  • Property Address
  • Property Tax Map & Parcel Number
  • Details about what is being built, drawings depending on what is being built. (If residential home with 5,000 sq ft or more, commercial, or industrial should also contact Walker County Emergency Services at 706-539-1255 to meet fire codes)
  • Contractors Information (if applicable)
  • Details regarding the property and access to the property
  • Is water service available and by which agency?
  • Is there an existing well if no water is available?
  • Is sewer available and by which agency?
  • Is there an existing septic tank if no sewer is available? (If property has or will have a private septic system, then the customer will be directed to the State Environmental Health Office to meet the requirements and obtain a permit for a septic system, verify that there is an existing system, or to obtain a repair permit, which ever is necessary)
  • Power Service by which agency?

We will verify the property zoning and make sure lot size requirements are met.
PLEASE NOTE: There are special circumstances that may require additional documentation, for example building in a flood plain, land disturbance and stormwater requirements, but the average single family residential home or accessory building would only require the above information.


INFORMATION NEEDED WHEN APPLYING FOR A MANUFACTURED HOME PERMIT (Not allowed in R1 or CBOD Zoning)

  • Property Owner’s Name, Mailing Address and Phone Number
  • Property Address
  • Property Tax Map & Parcel Number
  • Manufactured Home Owner’s Name, Mailing Address, and Phone Number
    Details about the manufactured home, such as Make, Year Model, Serial Number, etc.
  • Proof that the taxes have been paid on the property and manufactured home
  • Either a copy of the title in the applicant’s name or proof they have applied for the title to be put in their name
  • Details regarding the property and access to the property
  • Is water service available and by which agency?
  • Is there an existing well if no water is available?
  • Is sewer available and by which agency?
  • Is there an existing septic tank if no sewer is available? (If property has or will have a private septic system, then the customer will be directed down the hall to the State Environmental Health Office to meet the requirements and obtain a permit for a septic system, verify that there is an existing system, or to obtain a repair permit, whichever is necessary)
  • Power Service by which agency?

We will verify the property zoning and make sure lot size requirements are met.
PLEASE NOTE: There are special circumstances that may require additional documentation, for example building in a flood plain, land disturbance and stormwater requirements, but the average single family residential home or accessory building would only require the above information. Also, the only time manufactured homes will be allowed in the R1 zoning district or CBOD zoning district is when there was already a manufactured home on the property and it is being removed and replaced with an newer or upgraded model.
